These Terms of Use govern your access to and use of the UK Property Portal website, newsletter and members area. By using the site, subscribing, or using the members area, you agree to these terms.
UK Property Portal publishes market intelligence, analysis, and commentary for general informational purposes only. Nothing we publish constitutes financial, investment, legal, tax, or professional advice, and it should not be relied upon as such. Property and investment decisions carry risk. Always seek independent professional advice before acting on anything you read here.
We work to ensure our content is accurate and current, but we make no warranties or guarantees as to its completeness, accuracy, or timeliness. Market data and analysis can change rapidly and may contain errors or omissions. You use the information at your own risk.
All content on this site and within the newsletter — including text, branding, logos, and design — is the property of UK Property Portal unless otherwise stated, and is protected by applicable intellectual property laws. You may share and quote our content with appropriate attribution, but you may not reproduce it wholesale or for commercial purposes without our permission.

The members area at app.theukpropertyportal.co.uk gives landlords tools to keep track of properties, obligations and deadlines. You can use it without an account, or with a free account. How we handle your data there is set out in our Privacy Policy.
The members area's compliance results — duties, deadlines, readiness checks and evidence packs — are worked out from what you enter. If what you enter is incomplete or wrong, the results will be too. We do not check what you enter. The results are general information to help you keep on top of things; they are not legal, tax or financial advice, and they are not a substitute for checking your own position or taking professional advice.
Check before you rely on anything. Rules, rates and deadlines change, and our tools may be out of date or wrong. Verify any duty, date or figure independently — for example against official guidance on GOV.UK, with your local council, or with a qualified professional — before you act on it.
The compliance tools cover the rules for England only. They do not cover Wales, Scotland or Northern Ireland, where the rules are different.
An account is free. There are no paid plans at present; if we ever introduce any, we will update these terms first. You sign in with a link we email to you, so keep access to your email account secure. You are responsible for what is done in your account.
Please use the members area for its intended purpose: your own details about your own properties. Don't enter other people's personal details, such as your tenants' names or contact details. You must not enter anything unlawful or harmful, try to access other people's accounts or data, interfere with or overload the service, or use automated means to access it in ways that put an unreasonable load on it.
We may suspend or close an account that abuses the service or breaks these terms, straight away where we need to protect the service or other people. You can delete your account at any time from your Account page; deleting it removes your account and everything in it, as described in our Privacy Policy.
We may change or withdraw features of the members area. If we decide to close the members area altogether, we will email account holders at least 30 days beforehand, so you can download your data first.
The members area is provided free of charge. To the fullest extent permitted by law, UK Property Portal shall not be liable for any loss or damage arising from your use of, or reliance on, the website, newsletter or members area.
Nothing in these terms excludes or limits any liability that cannot be excluded or limited by law, including liability for death or personal injury caused by negligence, or for fraud. If you are using the site as a consumer, these terms do not affect your statutory rights.
These terms are governed by the laws of England and Wales, and any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
We may update these terms from time to time. Any changes will be posted on this page with a revised "last updated" date.
