What does this local authority checker show? The national position on the PRS Database as it applies to your council: whether government has published a rollout date for it, what registration will require, the fee and the penalties. It does not guess a date for your council that government has not published.
What is the PRS Database? A register of privately rented homes in England, created by the Renters’ Rights Act 2025. Registration will be mandatory for landlords letting privately rented property in England.
When does the PRS Database open? Under the draft regulations it opens on 15 December 2026 in the West Midlands, then a further region each month until August 2027. Each region has a three-month window, so deadlines run from 14 March 2027 (West Midlands) to 14 November 2027 (South West), following each property’s region. The regulations are a draft that has not yet been made, so the dates can still move.
Is there a date for my council? Not yet. Government has published the schedule by region, not by council, and we have not mapped all 294 English councils onto their regions. Each local authority page therefore gives the national position and points you to the nine-region table rather than assert a date we have not verified.
How much does it cost to register? An indicative £65 per property, per year, according to the Ministry of Housing, Communities & Local Government’s published guidance. The draft regulations leave the fee to the Database operator, so £65 is the indicative figure published for the service rather than one written into the law.
What happens if I do not register? A civil penalty of up to £7,000 for letting or advertising an unregistered property, rising to £40,000 or prosecution for repeat or serious offences. Those are ceilings, not expected fines. A landlord in breach also cannot obtain a possession order, except on ground 7A or ground 14.
Does the PRS Database apply in Wales, Scotland or Northern Ireland? No. The Renters’ Rights Act 2025 applies to England; Scotland, Wales and Northern Ireland have separate regimes.
